Petra Development Corporation was founded to solve a structural problem: the construction industry has resisted technological modernization for decades, even as the cost and complexity of development continues to rise. Conventional construction software is built by engineers who have never run a project; conventional developers have neither the time nor the technical depth to build the tools they actually need.
Petra exists in the space between those two worlds. We are a real estate developer that also builds the AI platform we use. Every module we release is first validated on our own development projects, where the cost of failure is real and the benefits of improvement are measurable. That dual identity gives us a vantage point that neither traditional construction firms nor pure-play software vendors can replicate.
We are headquartered in California and currently focused on opportunities within the state.
What We Do
Real Estate Development: We focus on the acquisition, development, and sale of residential and mixed-use properties in high-growth markets across California. Our development pipeline serves a dual purpose: as a core revenue line, and as the proving ground for the technology we build.
AI Construction Platform: We are developing a modular AI platform designed to address inefficiencies across the construction lifecycle. The platform is being built around five integrated capabilities:
- AI Scheduling Engine — intelligent project scheduling that adapts as conditions on the ground change.
- Cost Intelligence — proactive cost modeling, budget variance detection, and forecasting.
- Design Coordination — automated reconciliation across architectural, structural, and MEP disciplines.
- Regulatory Intelligence — navigation of California's complex permitting, code, and compliance environment.
- Standardization — reusable workflows that turn institutional knowledge into shared, repeatable assets.
